4.    Meanwhile, we get instant access to start renovating the home within 7 days.
We don’t need to wait 2-5 months for finance approval before starting renovation works.  We don’t pay big deposits, loan costs, valuations or stamp duty. This means BIGGER, FASTER Profits with Less Money out of our Pocket and Much Lower Risk.

Example

·        Their home is currently worth $400,000.

·        We agree to take their home and mortgage at the debt level of $300,000 and pay them extra $30,000 cash if they walk.  

·        We agree to pay them $30,000 in two payments, $15,000 now and another $15,000 when we sell the property.

·        We immediately fix up their loan which is $10,000 behind on payments
(= arrears) and keep the bank happy.

·        We get instant access to the home and start renovation works within 7 days and spend $45,000.

·        From our renovation we increase the value of the home from $400,000 to $500,000. 

·        We make the current loan payments during the marketing period of 15 weeks at say $1,000 per week = $15,000.

·        Total spent is $300K + $30K + $10K + $45K + $15K = $400K.

·        We sell the home for $500,000 so net profit is $100,000.

·        We pay you $45,000 for your renovation “fixed quote price” and any other expenses towards the bank-loan and seller.   

So your profit margin is about $15,000, and material’s is about $15,000, and labor cost is about $15,000.

·        We also pay you 30% of the $100,000 profit = $30,000.

·        You get an extra 200% net profit (2 x $15,000) on top of your “fixed quote price” so a total net profit of 300%.
